Canopy Real Estate Partners is on a mission to reshape how off-market industrial investment sales get done. We're a process-driven, AI-integrated boutique brokerage focused exclusively on connecting institutional capital with industrial assets across the Eastern U.S.

We’ve already built the front-end engine—powered by data, automation, and a disciplined Business Development team uncovering hundreds of off-market opportunities. Now, we’re looking for a VP, Investments to step in and turn those opportunities into closed deals.

This role is the deal-maker-in-chief. From investor matchmaking to LOI negotiations and deal execution, you’ll own the transaction lifecycle and help drive velocity across a portfolio of active, pre-qualified industrial deals.

What You’ll Do
• Take qualified off-market opportunities from our Business Development team and lead them through the deal process
• Identify and engage the right capital market players based on asset profile, pricing strategy, and market fit
• Negotiate LOIs and facilitate term sheet alignment between sellers and investors
• Manage the transaction pipeline from initial investor conversations through closing
• Partner with leadership to refine buyer targeting strategy and improve capital placement efficiency
• Maintain high responsiveness and relationship quality with both institutional and entrepreneurial investors
• Represent Canopy in high-stakes discussions with confidence, professionalism, and precision
• Stay fluent in market conditions, cap rates, buyer mandates, and capital markets trends
• What You’ll Need
• Proven experience in acquisitions, investment sales, or capital markets (industrial preferred, but not required)
• Strong understanding of underwriting principles, deal structuring, and transaction processes
• Exceptional communication and negotiation skills—you know how to read a room and win trust
• Operational discipline with the ability to manage multiple deals and timelines simultaneously
• Familiarity with institutional buyer mandates and investor decision cycles
• Real estate license (or willingness to obtain)
• Full-time, in-office presence in Sandy Springs, GA
